Laguna Beach Unified School District.

There is a dog park about 2.5 miles from the property.

Laguna Coast Wilderness Park, Crystal Cove State Park, Aliso and Woods Canyon Regional Parks.

Downtown Laguna is only 4 miles and Ralphs grocery store is about 2 miles away.

Laguna Coffee Company, Zinc Café, are less than 5 miles.

Amenities

Each property is a little different. Ocean Edge offers each unit a covered parking space. Every single unit has an unobstructed ocean view, giving every resident a stunning ocean sunset.

At Ocean Edge, we do not offer these amenities.

Each unit is assigned a carport.

Every unit will be equipped with in unit laundry.

Yes! You can bring your furry friend to this community. An additional security deposit of $500 is required as well as a $50 pet rent/pet. Maximum 2 pets.

No pet park at this property, but some of our others offer that amenity.

No, tours at all our properties are free.

We suggest you make an appointment to view Ocean Edge. There's no leasing office onsite so viewing the community will require an appointment.

Each property has a point of contact assigned for residents.

Applicants will go to the property websites to apply.

Usually, a conventional application only takes 1-2 days to approve.

Applicants will be responsible for the initial months prorate plus the security deposit upon move in. Paid with certified funds.

For Fair Housing reasons, we can not answer this question.

All rental payments are made online through our Resident Portal.

Property specific but pet fees are additional, water/sewar/trash are billed back to each rental account based upon floorplan and occupancy.

All utilities are paid by the resident.

Electricity and gas will be set up by the resident prior to move in day.

Residents can utilize any company who offers service in this area.

This will depend on what specials are being offered at that time.

Guests are welcome however, anyone who stays for 14 consecutive days or longer will need to be screened as an additional occupant.

No, subletting is prohibited.

Typically it's a 2 months rent to break your lease but ask your property manager or review your lease.

Maintenance

Each apartment home will be professionally prepped by our experiences maintenance staff with a fresh coat of paint and all appliances tested for pristine functioning. Professionally cleaned by one of our licensed housekeepers so it is move in ready.

Onsite maintenance personal is property specific. Ask the property manager for more details.

Our residents will need to submit a maintenance request via our Resident Online Portal and then a property manager will be in touch to schedule the work.

We strive to schedule maintenance repairs within a 48 hour period of the request being made.

No, resident do not need to be home. We ask that residents provide our technicians permission to enter to perform the work so delays are limited.

If a tenant is locked out of their apartment home, they will reach out to the manager so a vendor can be dispatched. If it is a result of resident negligence, the charge to access the unit will be billed back to the tenant.

We want our residents to make their apartment into their homes. However, if the home is altered in any way, the resident will be charged to return it to it's origonal condition when received.
